Stevenage, Security Lodge
About
Highline are currently halfway through the new build construction of our client’s new security lodge in Stevenage, which is being constructed within the footprint of an exiting overflow carpark, we have carried out the early enabling works, landscape, new services trenching, drainage, pilling, concrete raft pour and main buildings framework and roof. The CLT and Glulam building itself, was manufactured and delivered via the manufacturers factory in Austria. The external shell of the building is due to have the following works completed over the coming months and consists of a timber fin and timber rainscreen cladding, timber and metal curtain walling as well as a living wall to the rear elevation and with a green roof that includes a large area of photo voltaic solar panels. The internal fit out will include all new M&E and life safety services and architectural finishes. All coordinated during the early design stage and with the builders works precut during the buildings manufacture period. The final landscaping, carpark, external lighting, and car charging stations will also be provided once the building is ready for the client’s occupation date.
Challenges & Solutions
During the intrusive survey period and early landscaping works, various unknown services and redundant shoring formworks were found, redesign and diversion works were carried out to reduce the costs of removing and slowing down the new drainage and service trenching installation. As the building construction works, work out to be three quarters of the overall programme, this leaves a relatively short period for the architectural and services installation works to take place. To assist this most of the internal packages will be prefabricated off site and installed in a short on-site period.
